What have been some of the Most Interesting Landlord Tenant issues you have ever come across, or dealt with. Details are good. thanks.?

Not sure about interesting but funny - this is not my story its from a book. Tenants were being evicted, eviction had gone thru property manager is at the unit waiting for the sheriff to show up to oversee removing the tenants stuff and taking it out to the street - again property manager is at the house outside waiting, sheriff not there yet. Tenants come outside with a screwdriver and pry the house numbers off the wood and take the metal pieces inside - law in this county was an eviction could not go forward unless the house numbers are clearly visible outside the house so by prying off the numbers tenants have bought themselves a few extra weeks to live there rent free. The property manager is pissed he knows what they did and how they are using the system but he gets an idea. Takes a can of spray paint in his back seat, sneaks up to house and spray paints numbers on the wood. Sheriff shows up, tell tenants to leave, they say they don't have to leave since house numbers not visible, sheriff points to the newly spray painted house numbers and tells them to leave now. The tenants have to run around madly packing what they can while everything is dragged out to the curb have nowhere to go and are stuck but it is their own fault. Just wish I had a story as good as this one - I've got plenty but this is the best one that comes to mind.

My tenant and the HOA president did not care for each other and often argued over parking issues. He always paid his rent, so I didn't mind keeping him on as a tenant (for 5 years). One evening, the HOA president called me on the phone screaming in a high, frightened voice that he and my tenant each had a gun aimed at each other and I needed to drive down (20 miles) and settle a dispute. I told him to call the police and hung up because seriously, who wants to get in the middle of that? I emailed them both the next day, and both were unhurt, so I guess the police diffused the matter somehow. Sometimes it's best to just stay out of the way...

oh the one where they knocked a wall out to enlarge the living room was interesting lol .. ya know, you just kinda look in disbelief and hope they can make it look good lol .. i mean what do you do at that point ..
